Vail Village Rentals Terms and Conditions
CHECK-IN: 5 p.m. (Early Check-in must be pre-approved by Vail Village Rentals) - Check in has been pushed to allow for additional cleaning due to Covid- 19
CHECK-OUT: 10:30 a.m. (Late Check-out must be pre-approved by Vail Village Rentals) - Extra costs may be associated if staying past this time.
Smoking is not permitted and pets are not allowed. Violation of this policy will result in additional charges to return the property to an allergy-free zone, including but not limited to; steam/dry cleaning all carpeting, area rugs, drapes, bedding, and linens in the entire condominium. We reserve the right to request that the pet be boarded immediately or the rental contract will be terminated.
- 25% of the total rental cost is due at time of booking.
- Remaining balance of the total rental cost is due 30 days prior to arrival.
You must select one of the damage protection plans. Either the $75 non-refundable protection plan - this plan protects you from accidental damage within the unit up to $3,000, or the deposit of $3000 min (can be more depending on the property). You must notify Vail Village Rentals of any damage to the unit during your occupancy. Purchasing the plan in lieu of a Security Deposit does not negate your responsibility as a tenant. Any damages that exceed $3,000 will be charged to the credit card on file. In the event that the credit card listed is declined, you agree to provide Vail Village Rentals with an immediate alternate form of payment.
CANCELATION AND REFUND POLICIES
- 25% of the total rental is non-refundable upon booking.
- Reservations canceled less than 30 days prior to arrival will be charged in full of the total and are 100% non-refundable.
- Holiday bookings (which included Christmas, New Years, President’s week and Holy week) are 100% non-refundable within 60 days of arrival.
-A housekeeping checkout fee is applied to every reservation. This fee is to clean the rental home after departure. We would appreciate any help provided by the guest doing simple things like running the dishwasher, starting to wash towels.
- Additional housekeeping may be requested at an additional fee unless negotiated prior to as part of the rental agreement with the property and Vail Village Rentals. Touch-up cleans will include making beds, removing trash and light clean up. Mid-stay clean will include changing sheets, towels, and clean-up.
SUPPLIES AND FURNISHINGS
Properties are fully furnished including bedding, pillows, towels, equipped kitchen unless otherwise specified. A limited starter supply of paper products, bath, and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you.
NO ROOM GUARANTEE (APPLIES TO ONE WILLOW BRIDGE AND AUSTRIA HAUS PROPERTIES)
Both these properties being fractional, will NOT guarantee the unit number or the location in the building that you are booking. Austria Haus has the same bedding in every unit of the same size and all units face the mountain. One Willow Bridge has different bedding which can be a combination of King in the master (always), the second bedroom can be Queen or 2 doubles, the third bedroom, split King. Bedding in One Willow Bridge is not guaranteed. One Willow Bridge and Austria Haus DO NOT guarantee the location of the residence in the building and typically assigns this information a couple of days before arrival.
ADDITIONAL PERSON CHARGES
Each property has a maximum occupancy. Exceeding this may result in minimum additional charges of $250 per day charged to the credit card on file or eviction of some or all of the party.
INTERNET / TV SERVICE
Properties use one or a combination of the following vendors for Internet and/or Television services; Comcast, Century Link, Direct TV, or Dish Network. As these are 3rd party vendors not part of Vail Village Rentals, we can make no guarantee that they will be working all the time especially given the mountain conditions. We make every effort to do what we can to make sure they are functioning. If there is an issue, you can contact our office during normal business hours, however, this is NOT AN EMERGENCY situation. Additionally, no refunds for the stay will be given due to one or more of these not working. If there is a technical issue with your personal equipment (computers, phones, iPad, etc.), Vail Village Rentals can dispatch a technician at the cost to the renter in full billed to the credit card but does not provide technical support for devices that are not part of the unit.
RISK AND LIABILITY
There are risks associated with the use of any property which may include but are not limited to risks of injury to person or property, or death especially in a high altitude location as this one with severe climates. Call Vail Village Rentals immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Given the extreme winter conditions, risks around the properties may include; wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or "freshening" products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injuries in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas, and other similar appliances. Renter and all persons in the rental group will assume all risk and liability. Renter agrees to the foregoing and waives all right to claim damages.
Vail Village Rentals (VVR) provides rental management services on behalf of homeowners who rent their properties (including the associated fixtures and furnishings) to guests seeking accommodations on a short or long term basis. We are the Owner's authorized rentals agent and will perform services related to your reservation. By using the home and the services you agree to comply with and be legally bound to the terms and conditions of this agreement.
Neither Owner nor VVR assumes any liability for loss, theft, damage, or injury to Guest, his/her guests, or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and VVR from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and VVR free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
SALE CONTINGENCY OR UNAVAILABILITY
In the rare event, the home that you have reserved is for sale, is sold or is otherwise unavailable, VVR reserves the right to find a similar home, however at no charge to the guest.
